The following prices include cleaning fees and apply to The Green House and The Keep. Prices quoted are for up to 6 people- 2 extra people are permitted for residence at an additional daily rate of $20 per extra person. Bookings are secured by a 1/3 deposit paid within 10 days of booking. Please note the low noise respect for neighbours policy below.

LINEN Note that linen is not supplied. Most people prefer to bring their own. Linen can be hired locally at $17 per person (sheets, pillow cases, towels and tea towels) which is delivered to the door prior to your arrival.

Terms and Conditions of Use

The Keep and the Green House have been carefully designed for family and friends to enjoy their holidays and the beautiful local environment. Your custom is welcome and valued.

LOW NOISE POLICY For the enjoyment of all visitors and to respect community values, bookings for The Keep and The Green House are subject to the firm POLICY OF LOW NOISE AND RESPECT FOR NEIGHBOURS AND PROPERTY. These environments are not suitable for excessive noise at any time or late night noisy gatherings, any form of offensive unruly behavior or property abuse. Bookings are conditional on adherence to this policy. Please ensure that you and your fellow holidaymakers are agreeable to these conditions prior to booking.

  1. OVERCROWDING

    2. The maximum number of people permitted for residence is 8 for the Green House and Houses 1 and 3 at The Keep and 9 for House 2.

  2. PETS

    3. WE REGRET THAT PETS ARE NOT ALLOWED

  3. CLEANING AND CARE OF PREMISES

    4. Prior to departure the house is to be cleaned with all rubbish taken out; dishes, cutlery and kitchenware are to be washed; and floors and furniture left in a clean condition. It would be appreciated if you could advise about any breakages or house items that need repair. Careless damage and leaving the house in an unacceptable condition will incur additional charges.

  4. WHALE WATCH TOWER AND STAIR GATES

    5. Be aware of safety in the whale watch tower where children must be supervised at all times. Please do not leave glasses or bottles in the tower as these are at risk to breakage in windy conditions. The whale watch tower gates may be closed to prevent unsupervised access by small children. However, house stair gates are sound but not child proof and parents may wish to add extra security to suit their circumstances. On any high set premises it is advisable to keep chhairs away from deck rails where children are playing. Warning: Climbing onto the roof of the property is prohibited for obvious safety reasons and to prevent roof damage. Personal injury caused by an individual's negligence such as climbing onto the roof is not covered by insurance and negates the basis of any compensation claim.

  5. EXCESSIVE NOISE

    6. Enjoy your holiday by all means, but please reduce noise by 9.00PM. Crowding the premises and partying, excessive noise from music players, loud swearing, offensive behavior and careless property damage are not be tolerated and will result in the termination of the rental.

  6. DAMAGE TO PROPERTY, EQUIPMENT AND FITTINGS

    7. Please take care of the property. Damage must be paid for where negligence or carelessness is involved. We would appreciate your advice should damage occur so that it can be rectified.

  7. SURFBOARDS, DIVING GEAR AND BEACH EQUIPMENT

    8. Please leave surfboards and other beach and aquatic gearin the lockable entry area at the entry to The Keep Houses. If they must be secured at the Green House, please place them on the lower deck only to prevent damage to property.

  8. SMOKING

    9. Please smoke on the decks only and use the ashtrays provided.

  9. GARBAGE DISPOSAL

    10. PLEASE PUT THE BINS OUT ON SUNDAY AS GARBAGE DISPOSAL IS A MAJOR PROBLEM ON THE ISLAND.
